Who you are contracting with
This service is provided by ACCER INFORMATION TECHNOLOGY LIMITED, trading as RentCap.ie, a private company limited by shares incorporated in Ireland under registration number 804260, with its registered office at 6 Fern Road, Sandyford, Dublin, D18 FP98, Ireland. References to “we”, “us” and “our” in these terms mean that company.

RentCap is a document preparation tool. It does not provide legal advice and is not a substitute for advice from a solicitor or from the Residential Tenancies Board. You remain responsible for complying with the Residential Tenancies Acts.
Not affiliated with the RTB or the CSO
This is an independent service. Documents it produces are not official RTB forms. Consumer Price Index figures are sourced from the Central Statistics Office under its open data terms; the CSO does not endorse this service.
Accuracy of the information you supply
The calculation is only as good as the dates and figures you enter. You are responsible for verifying the date the current rent was set, for the accuracy and recency of the comparable properties you cite, and for retaining evidence that the notice was served.
Availability
The service is provided free of charge and without warranty of availability. We may change or withdraw it at any time.
Limitation of liability
To the fullest extent permitted by law, we are not liable for any loss arising from the use of documents generated by this service, including sanctions, disputes or unenforceable rent reviews. If you are unsure whether a rent review is lawful, take professional advice before serving the notice. Nothing in these terms limits liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, or for fraud.
Governing law
These terms are governed by the laws of Ireland and the courts of Ireland have jurisdiction. If you are a consumer, this does not deprive you of the protection of the mandatory rules of the country in which you live, nor of the right to bring proceedings there.
